Communication

  • Resident Requests may also be emailed to residentservices@trionmanagement.com.
  • 24/7 Emergency Service line which will contact the super and manager immediately.
  • Board members will have direct contact with the President of Trion.
  • Your manager will be onsite a minimum of twice a week.

Technology

  • Trion uses the industry leading property management software, Yardi.
  • Our staff is experienced with modern technology for boiler systems, camera surveillance and resident communication.
  • Completely customized financial reporting.
  • Our Transition team will create a customized Property Management and Maintenance Handbook that will help us hold the maintenance staff accountable for daily duties and annual preventative maintenance as well as offer the board or owner some helpful insight into our daily operations of the property.

Trion’s Efficiency Standard: Our goal is to run the building at 100% efficiency. This means that the building’s physical operations, financial documents, staff, Board and protocol will all be run efficiently and with the same objective.

Physical Operations: Our team will inspect the property from the roof to the boiler room for any issues and report to the board.

Financial documents: Our comptroller will review at least 6-months of financials and confirm that the books are accurate moving forward. We will also work closely with the buildings Accountant to verify that all historical data is correct.

Staff: Your property manager will interview all employees and review with them all property maintenance protocols as per the Maintenance Handbook.

Board: After review of all building documents and protocol, our team will present to the Board a plan to help run the property more efficiently. This will outline our responsibilities to the Board as well as all protocol outlined in the Management and Maintenance handbook.
